What is a buyer rebate?
The buyer rebate is money given to the person that is buying the house! Simply put, your agent will rebate (or credit) part of their commission back to you when your home closes escrow.  The buyer rebate is legal in most states and as long as your lender allows the rebate or credits, it will save you thousands!  

In most cases buyers need someone to walk them through the process, get them into view homes and understand the documentation required when buying a home.  A buyer rebate is a great reason to work with us during your buying process.  The buyers agent is paid by the seller! So, It costs you nothing and you still have an experienced, savvy, agent representing your interests.  Here is an article on buyer rebates:

Understanding the selling and buying process 
When a person sells their home, in most cases, the seller pays commission to the listing agent and to the buyers agent, PLUS the majority of the other cost typically associated with selling a home.  So, the buyers agents commission is being paid by the seller!  This might seem unfair but it's not and here is why.  There are two different transactions going on when a home is sold and purchased.  The seller pays for the cost of selling their home (commissions and most transaction cost) and the buyer is paying the fees associated with obtaining a loan, which can also be very costly.

Some lenders will have a limit of rebates and credits they allow for a buyer, so that would need to be verified with your lender in advance! 

Is the buyer rebate taxable?
Rebates are credited to you in the form of closing cost credit or reduction of home prices, so the rebate is not considered income. You would have to double check with your accountant but according to the IRS and the 1099-Misc Form, the buyer rebate is not a taxable event.

  • Rebates only apply on purchases when the buyers commission is 2.% or above, paid by the seller. 

  • Rebates only apply on purchases with a sale price over $350,000

  • Rebates only go towards to purchase of the property (buyer credits & price reductions) and not cash back to you after closings escrow.

  • Your lender must allow for a rebate (subject to lender approval).

  • Rebates are not available on Short Sales or Bank Owned Properties.
